Frequently Asked Questions

  • How long is a typical long-term rental on Bonaire?

Long-term leases in Bonaire typically range from six months to one year. However, we understand that everyone’s needs may be different, so we will always try to offer flexible lease terms to suit your specific circumstances. However, in many neighborhoods on Bonaire, due to the zoning plan, rentals are only allowed for longer than three months.

  • Is it possible to rent for 3 months on Bonaire?

Based on the zoning plan, the boundary between long-term rental and vacation rental is set at 90 days. However, it is sometimes possible to rent vacation homes for longer periods than 90 days. The rental prices, however, are significantly higher than those for long-term rental properties. Therefore, in general, it is better to look for rental properties for 3 months among the long-term rental options.

  • How are maintenance issues handled?

Should problems arise, it is important to determine whether the landlord or the tenant will be responsible for repair. Not everything can be determined in detail in advance, but roughly speaking, “wear and tear due to normal use or age” is the landlord’s responsibility, and any further usage damage and “accidents” are the tenant’s responsibility.
We pride ourselves on our responsive and efficient property management teams. Should problems arise and are the responsibility of the landlord, they ensure that the issues are addressed quickly.

  • What is required to secure a rental home for me?

In order to rent a property, the landlord – the owner of the property – will have to agree first. Often rental references are required and a security deposit is due. The security deposit must be paid within a week of signing the lease, the first month’s rent no later than the moment the keys are handed over to you.

  • Are pets allowed in long-term rental properties on Bonaire?

Policies regarding pets vary by rental property. While some of our long-term rental properties are pet-friendly, most others have restrictions regarding them. Sometimes this is driven by concerns about nuisance or damage, in many other cases the owners’ association prohibits pet access.

We recommend asking specifically about pet policies when interested in a long-term rental property. Some properties allow pets such as dogs and cats, but it is important to check these conditions in advance to avoid disappointment.

  • When can I view the property I have my eye on?

Through the contact form on the property page, you can request a showing or ask us questions. Please note that in order to properly handle the message flow, this is the only method of communication about our long-term rental properties. For those not on Bonaire, we offer detailed photos and in some cases we can provide a virtual tour.

  • Do I have to pay a deposit when I enter into a lease?

Yes, in all cases a security deposit is required to rent a long-term home in Bonaire. In addition to any references from previous landlords, a security deposit helps secure the terms of the lease.

  • Are utilities included in the rent?

Whether internet, water and electricity usage is included in the rent can vary from property to property, but in the vast majority of cases internet is included and electricity and water costs are exclusive. We clearly name all specific details regarding these utilities in the listings.

  • What types of homes are available for long-term rental on Bonaire?

We offer a wide range of properties for long-term rental, including apartments, villas and family homes. The homes we manage have different characteristics and fall into every conceivable price range, so you are sure to find the perfect location for your stay on our beautiful island.
